Location: The University of Louisville Belknap Campus is located immediately south of the subject property. Its recent growth has been the major influence on surrounding land values over the past 20 years. The campus covers 287 acres and houses seven of the university’s 11 colleges and schools.

Dimensions: The site extends 259.59 feet on the northern boundary, a public utility, and approximately 338.58 feet on the southern boundary, Cardinal Boulevard. It has 384.78 feet of frontage on the eastern boundary, S. Floyd Street, and extends 168.32 feet along on the western side adjacent to a set of railroad tracks.
Zoning: EZ-1 Enterprise Zone / Campus Form District. The EZ-1 Enterprise Zone is intended as a specialized district for the location of commercial and industrial uses. Residential uses are permitted uses with special standards. According to the Metro Louisville Land Development Code (2006), the Campus Form District (CFD) is an established or proposed pattern of development having a mixture of uses clustered for a single or predominant purpose. Residential or commercial uses should primarily serve the people who work or live on the campus. The form should be compact and walkable, with substantial open space, central gathering areas, shared parking and signage and an internal circulation system.
Location/ Access: The site is located at the northwest corner of the intersection of South Floyd Street and E. Brandeis Avenue. Access is from the eastern site boundary, along S. Floyd Street. Visibility to traffic and access to the interstates and major arterials are considered good.
Flood Zone: According to the Federal Emergency Management Agency, Federal Insurance Rate Map, Jefferson County, KY Community-Panel Number 210120 0041E, dated December 5, 2006, the site is located within a flood zone X, which is defined as an area outside the of 500 year floodplain.
Utilities: Electric, sewer, water, gas, and telephone are in ample supply.
Topography: The subject site is mostly level.
