Auction Details

This industrial campus consists of 4 buildings, 2 fenced storage lots and over 7.3 acres of total area. The campus is conveniently located between I-70 & Mass Ave. with limited I-70 visibility less than half a mile from the Rural St./Keystone Ave. off-ramps (Exit 85A/B). This campus consists of 48 parcels and is being offered in 3 groupings:
Auction Lot #1 (2250 Valley Ave) – This offering consists of the main Office/Lab Building which is 12,000 square feet between two floors, a secondary commercial building which is an additional 2,500 square feet, a 0.58 acre fenced storage lot, separate paved parking lot and 2.74 acres in total land area. The primary zoning of the parcels is C-3 and secondary is I-3.

Auction Lot #2
(2245 Valley Ave) – This offering consists of Two Industrial Buildings totaling 27,078 square feet, a central 0.61 acre secured storage lot and 1.62 total acres. This property is zoned I-3. General Sale Notes
These properties will be offered in an Absolute Multi-Parcel Auction with no minimums, no reserves. 2250 Valley Ave, 2245 Valley Ave & the vacant development land will be offered both individually and in combination. The highest cumulative bid will be placed under contract and have 30 days to close on the transaction.

A $10,000 earnest money deposit will be required per auction lot and $30,000 on the entirety.

Real estate taxes will not be prorated. The Seller will pay the May 2018 installment at closing and the Purchaser will be responsible for the November 2018 installment and those going forward as they become due and payable.
